October 2026: Sales Up, Prices Down, Still a Buyer's Market
Fraser Valley market update — October 2026
Sales are up from September, but prices are still coming down, and buyers are still in control. Here's what the Fraser Valley Real Estate Board numbers actually say:
• 1,051 homes sold — up 14% from September, down 6% from last October
• 9,164 homes for sale — down from September, but still a lot of choice
• 11% sales-to-active ratio — firmly a buyer's market (balanced is 12–20%)
• Composite benchmark: $860,000 — down 6.4% from last year
• Detached: $1,293,800 — down 8.5% from last year
• Townhome: $742,300 — down 5.5% from last year
• Apartment: $460,800 — down 8.1% from last year
• Average days to sell: detached 50, townhome 37, condo 44
What it means: buyers have choice and room to negotiate. Sellers need to price sharp from day one — one right price beats five small cuts.
